How is it Different?

A traditional building project involves three parties, the owner, the architect, and the contractor. Typically the contractor is hired after the architect is completed with design and is often picked based on a low bid. This arrangement can work well, but it can also set up an adversarial relationship between the architect and the contractor, as the contractor tries to interpret the architect’s drawings. Without good communication, this situation can get unpleasant for all involved and expensive for the owner.

Design Build attempts to streamline the process for the owner by providing a single entity that is both developing the design and managing the construction. Since we are building from our own drawings, we can interpret design intent more accurately, make informed field changes and manage costs more effectively.  We also typically start cost estimating early in the design process so that the owner is confident that the project is on budget and there are no surprises at the start of construction.
